
We recently retained ERA heritage architects and Dales Consulting land-use planners to help us evaluate the redevelopment potential of the block at 244 Queen Street East. It appears that the ideal redevelopment would require an assembly of approximately 7 to 9 of the buildings going west from Seaton St.
We have introduced ourselves to many of the neighbours and plan to pitch them on a partnership to rezone the block for a high-rise tower. We are currently exploring the potential of the site with architects, engineers, planning consultants, and municipal lawyers using the resources allocated to us by Metrolinx as part of the expropriation process. We expect to have a better understanding of the possibilities in the coming months. This assembly, rezoning and sale plan has the potential to return many multiples on our cost base for the property.
